01 Overview

At Active Property Investments LLC, we stand behind the quality and accuracy of the Vacant Lot Due Diligence Report. This Refund Policy explains the circumstances under which refunds are available and the process for requesting one.

Our Commitment: If you did not receive what you paid for — a functioning, accurately described PDF document — we will make it right. Contact us at christian@active-property-investments.com within 7 days of purchase and we will respond within 2 business days.

02 Digital Product Policy

The Vacant Lot Due Diligence Report is a digital downloadable product delivered immediately upon completion of a valid payment. Because the product is delivered electronically and is available for immediate download, all sales are generally final upon delivery.

This policy is consistent with standard practices for digital goods and is permitted under Florida law. However, we recognize specific circumstances that warrant a refund or replacement, described in Section 3 below.

By completing a purchase, you acknowledge that you understand this product is a digital download and consent to immediate delivery upon payment confirmation.

03 Eligible Refund Situations

A full refund or replacement will be issued in the following circumstances:

3.1 Non-Delivery
If you did not receive your download link or delivery email within 24 hours of a confirmed payment, you are entitled to a replacement delivery or a full refund. Please check your spam/junk folder first.

3.2 Corrupted or Unreadable File
If the file you received is corrupted, unreadable, or cannot be opened with a standard PDF reader, we will provide a replacement file or issue a full refund.

3.3 Product Does Not Match Description
If the product received materially differs from the description on this website, you are eligible for a full refund or replacement.

3.4 Duplicate Charge
If your payment method was charged more than once for the same order due to a technical error, we will refund all duplicate charges promptly upon verification.

3.5 Unauthorized Transaction
If you believe a purchase was made on your account without your authorization, contact us immediately. We will work with you and your payment processor to investigate and, where appropriate, issue a refund.

04 Situations Not Eligible for Refund

Refunds are generally not available in the following circumstances:

  • You successfully received and downloaded the product but changed your mind after reviewing it.
  • You purchased the product and subsequently decided the subject property does not require due diligence.
  • The product did not meet your subjective expectations for format, style, or depth, provided it accurately matches the description on the sales page.
  • You were unable to open the file due to software limitations on your device.
  • More than 7 days have passed since the original purchase date, unless exceptional circumstances apply.
  • You are seeking a refund after sharing or distributing the document in violation of our Terms of Use.

We evaluate all requests individually. If your situation does not fit any category, please contact us and we will do our best to reach a fair resolution.

05 How to Request a Refund

  1. Email christian@active-property-investments.com with subject line “Refund Request – [Your Order Email]”.
  2. Include your order confirmation number and the email address used at checkout.
  3. Briefly describe the issue: non-delivery, corrupted file, incorrect product, duplicate charge, or other concern.
  4. If applicable, attach a screenshot or describe any error message you are experiencing.
  5. We will respond within 2 business days to confirm receipt and advise on next steps.
Refund requests must be submitted within 7 days of purchase, except in cases of unauthorized transaction or duplicate charge, which may be submitted at any time.

06 Processing Time

  • Credit / Debit Card Refunds: Typically processed within 3–5 business days. Your bank may take an additional 3–7 business days to post the credit.
  • PayPal Refunds: Typically processed within 3–5 business days, appearing in your PayPal balance or original funding source.
  • Replacement Deliveries: Replacement files will be sent to your email within 1 business day of approval.

We will notify you by email once your refund has been processed. If you have not received your refund within the timeframes above, please contact your payment provider before reaching out to us.

07 Florida Consumer Protections

Active Property Investments LLC is a Florida-based licensed real estate brokerage. This Refund Policy does not limit any rights you may have under Florida law, including:

  • Florida Deceptive and Unfair Trade Practices Act (FDUTPA), Fla. Stat. section 501.201 et seq.
  • Florida Electronic Commerce Act
  • Federal Consumer Protection Laws including rights under the FTC Act

If you believe our refund practices are unfair or deceptive, you have the right to file a complaint with the Florida Department of Agriculture and Consumer Services (FDACS) or the Federal Trade Commission (FTC).

08 Chargebacks & Payment Disputes

We strongly encourage you to contact us before initiating a chargeback or payment dispute with your bank or card issuer. In most cases we can resolve issues faster than a formal dispute process.

If a chargeback is initiated without first contacting us, we reserve the right to provide your bank with documentation of the valid transaction, delivery confirmation, and these Terms. Fraudulent chargebacks for products that were successfully delivered may result in restriction of future purchases.
