01 Acceptance of Terms
By accessing, browsing, or using lotduediligence.com (“Site”) or purchasing any product offered by Active Property Investments LLC (“Company,” “we,” “us,” or “our”), you acknowledge that you have read, understood, and agree to be bound by these Terms of Use (“Terms”) and our Privacy Policy.
If you do not agree to these Terms in their entirety, please immediately discontinue your use of this Site and refrain from making any purchases.
02 Brokerage Disclosure
Active Property Investments LLC is a Florida Licensed Real Estate Brokerage, License #CQ1058114, licensed and regulated by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.
This Site and the products sold through it are offered in the Company’s capacity as a commercial publisher of real estate educational tools. Purchasing a product from this Site does not create a brokerage relationship, agency relationship, or fiduciary duty between you and Active Property Investments LLC or any of its licensees. If you are seeking brokerage representation in a real estate transaction, please contact us separately.
03 Product License
Upon completing a valid purchase of the Vacant Lot Due Diligence Report, the Company grants you a limited, non-exclusive, non-transferable, single-user license to use the purchased PDF document for your personal or internal business due diligence purposes.
This license expressly prohibits:
- Reproducing or duplicating the document for distribution to others.
- Reselling, sublicensing, or transferring the document or any rights in it to any third party for compensation.
- Creating derivative works or adaptations for commercial distribution.
- Sharing download links or files with other individuals or organizations beyond your immediate authorized use.
- Posting the document or its contents publicly online.
Sharing with colleagues within the same organization for a single specific transaction is permitted. Systematic internal distribution requires a separate commercial license — contact us for pricing.
04 Prohibited Uses
You agree not to use this Site or its products to:
- Violate any applicable federal, state, or local law or regulation.

While we make reasonable efforts to ensure accuracy, real estate laws, regulations, environmental standards, and local requirements are subject to change. The Company does not warrant that information in our products is current, complete, accurate, or applicable to any specific property, jurisdiction, or transaction. You are responsible for verifying all information with applicable regulatory agencies and licensed professionals.

THIS SITE AND ALL PRODUCTS ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. The Company does not warrant that the Site will function uninterrupted, secure, or error-free.
09 Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE FLORIDA AND FEDERAL LAW, IN NO EVENT SHALL ACTIVE PROPERTY INVESTMENTS LLC, ITS MEMBERS, MANAGERS, EMPLOYEES, LICENSEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, LOSS OF DATA, BUSINESS INTERRUPTION, OR ANY DAMAGES ARISING FROM RELIANCE ON THE PRODUCTS OR FROM ANY REAL ESTATE TRANSACTION.
OUR TOTAL CUMULATIVE LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT YOU PAID FOR THE PRODUCT GIVING RISE TO THE CLAIM.
10 Indemnification
You agree to defend, indemnify, and hold harmless Active Property Investments LLC and its members, managers, employees, licensees, and agents from and against any claims, liabilities, damages, judgments, losses, costs, and expenses (including reasonable attorneys’ fees) arising out of: (a) your use of the Site or products in violation of these Terms; (b) your violation of any applicable law; or (c) your infringement of any rights of any third party.
11 Governing Law & Dispute Resolution
These Terms shall be governed by the laws of the State of Florida without regard to conflict of law principles.
Informal Resolution: Before initiating formal proceedings, you agree to first contact us at christian@active-property-investments.com and attempt informal resolution within 30 days.
Jurisdiction: Any legal action shall be brought exclusively in the state or federal courts located in the State of Florida. You consent to personal jurisdiction and venue in such courts.
Florida Consumer Rights: Nothing in these Terms limits any rights you may have under the Florida Deceptive and Unfair Trade Practices Act (FDUTPA), Fla. Stat. section 501.201, or other applicable consumer protection laws.
12 Privacy
Your use of this Site is also governed by our Privacy Policy, incorporated into these Terms by reference.
13 Changes to Terms
We reserve the right to modify these Terms at any time. Material changes will be reflected by an updated “Effective Date.” Continued use of the Site after changes constitutes acceptance of the revised Terms. Changes will not apply retroactively to completed purchases unless required by law.
